LP Williamson To} Trust PE Wilson Recd. Decr 1st 1871 at 2½ O'clock PM For the consideration of one dollar cash to me paid by Peter E. Wilson the receipt whereof is hereby confessed I have bargained & sold & do hereby these presents alien Transfer convey and confirm unto said Peter E. Wilson the following Tract of Land or parcel of land situate in the 4th Civil District of Dyer County Tennessee part of the Land Owned by the late DJ Williamson Beginning at a Sweet gum the Southwest corner of the Charles Rudder land running thence east 72 poles to a stake with sweet gum & maple and small persimon pointers the southwest corner of DJ Williamson Jr's 35 23/160 acres lot no 1 thence North with his line 54 1/8 poles to a stake his northwest corner and Mary E. Williamson southwest corner thence west 72 poles with Sam P. Williamsons South boundary to a stake with sycamore and horn beam pointers in the west boundary of the original Williamson Tract thence South with said line 54 1/8 poles to the beginning containing Twenty five acres more or less to have and to hold said tract of land with all and singular the rights profits emoluments tenements hereditaments and appurtenances of in and to the same belonging as in anywise ascertaining to the only proper use and be hoof of him the said Peter E. Wilson his heirs & assigns for ever and I covenant and bind myself my heirs & representatives to warrant and forever defend the title of said land & bargained premises unto said Wilson his heirs and assigns against the lawful claims & demand of all person Whatever. But this conveyance is made for the following purpose use and Trust & no other that is to say I am indebted to said Peter E. Wilson in the sum of four hundred & twenty Eight Dollars $428.00 evidenced by note this day dated due one day after date with interest at the rate of Ten per annum till paid and I desirous to secure & make certain the payment of said debt. Now therefore if I pay or cause to be paid the said note with interest and costs if any by or before the first day of January 1873 then this conveyance shall be void and of no effect on the said Wilson shall reconvey the land to me but if I fail to pay the same in full by the time then the said Wilson Trustee shall without giving any bond or security or filing any affidavit, after giving twenty day notice by written or printed hand bills or in a newspaper at his option sell said tract of land at the court house door of Dyer County at public auction for cash in hand and apply the proceeds of said sale first to the cost of executing this trust and secondary to the payment of said note and nterest ir whatever balance there of shall remain unpaid & third by pay the balance if any to me or my order. And in the event of a sale under this trust deed I hereby expressly waive and [??ing] with the equaty of redemption in said tract of land Witness my hand this 1st day of December 1871 US Stanpaffixed 50/100 LP Williamson {Seal} State of Tennessee} Dyer County } Personally appeared before me WM Watkins Clerk of the County Court of Said County LPilliamson the above named bargainer with whom I am personally acquainted and who acknowledged the execution of the above instrument for the purposes therein contained Witness my hand at office this December 1st 1871.
