This indenture made this 6th day of March in the year of our Lord One Thousand Eight Hundred and fifty
Seven by and between DJ Williamson Administrator of EA Ferguson Deceased to whom it appears to wit
to the said Williamson that on the 10th day of October 1849 the said Ferguson executed to one E W
Tipton his title bond for land herein after described binding himself to make to said Tipton a general
warranty deed for the same upon the payment of the purchase money and the said Tipton having duly
assigned said Bond to Lorenza Watkins all of which being shown to me by a duly certified copy of said
bond & assignment in the [in the] Registers Office in Dyersburg Book K pages 431 & 432 and the said
Watkins desiring a Deed for the same Now I DJ Williamson being the party of the first part and Lorenza
Watkins of the second part Witnesseth that the said party of the first part for and in consideration of
Seven Hundred Dollars to me in hand paid the whole of the purchase money in said Title bond mentioned
te receipt whereof is hereby acknowledged hath given granted bargained and sold and do by these
presents alien transfer deliver [???] convey and confirm unto the said party of the second part his heirs
and assigns in fee simple absolute the following piece parcel or tract of land situate lying and being in the
4th Civil District of Dyer County State of Tennessee in the 13th Surveyors District Range and Section a
part of Grant No granted by the State of Tennessee Benjamin McCulloch Beginning at a stake with
Pointers on H Clarks line running thence West poles to a stake on WA Dawson's line the corner of a
Lot to Price & Vaden thence along said Dawson's line North to a stake in the Dresden Road poles
thence NE Twenty poles to a stake the North Line of the One Hundred acre tract purchased of Benjamin
McCulloch by said Ferguson and P T A Walker thence with said line East poles to aH Clarks line
poles thence along said Clarks line South Eighty poles to the beginning containing Seventy acres. To
Have and to hold the said land with all and Singular the rights profits rents issues ways woods waters
meadows privileges emoluments tenements hereditaments and appurtenances of in and to the same
belonging or in anywise appertaining to the only proper use benefit and behoof of L Watkins the said
party of the second part his heirs and assigns And that said party of the first part for said Ferguson's heirs
Executors and administrators does covenant and agree to and with the said party of the second part his
heirs and assigns that the said Ferguson was lawfully seized of the aforesaid land and bargained premises
had a good right to convey the same and that the same is free from all incumbances and that they will
warrant and forever defend the same unto the said party of the second part his heirs and assigns against
the lawful claims and demands of all persons as far as I as Administrator of the said Fergusons heris &
[?].
In Witness whereof the said party of the first part has hereunto set his hand and affixed his seal the day
and year first above written.

Dyer County) Personally appeared before me RM Tarrant Clerk of the County Court of said County DJ
Williamson Administrator the above named bargainor with whom I am personally acquainted and
acknowledged the execution of the foregoing deed of Conveyance for the purposes therein contained.
