Know all men by these presents that we LP Williamson and James W. Ledbetter have this day bargained and sold ando hereby transfer and convey unto Thos W. Neal for the sum of One Dollar to us in hand paid and the other consideration herein mentioned a certain Town Lot or parcel of Land in the town of Dyersburg and County of Dyer and state of Tennessee East of the Public Square part of Lot No2 between Chamblins [??] store house and Thos W Neals printing office containing 20 feet Front by 120 feet running back To have and to hold the same to the said Thos W. Neal his heirs and assigns forever and we do covenant with the said Thos W. Neal that we are lawfully seized of said parcel of ground and have a right to convey it and that the same is unincumbered we do further covenant and bind ourselves heirs and representatives to warrant and forever defend the title said Town lot and every part thereof to the said Thos W. Neal his heirs and assignsagainst the lawful claims of all persons Whomsoever But this deed is made for the following purposes and no other that is to say I LP Williamson one of the parties am indebted to TH Benton in the sum of $    by two notes dated September 22 1868 and due Eight Months after date with interest from date for the sum of $278 57/100 Each on one of said note is a credit of $100.00 of the 28th of February 1871 and I James W. Ledbetter one of the parties named are indebted to Thos H. Benton in the Sum of $    by two notes bearing date June the 10th 1870 and due one day after date for $217 95/100 with interest bearing Ten per cent from date per annum also one note 3d December 1869 due same day for $29 00/100 also I am indebted to Charle sP. Clark in the sum of $65 90/100 due one day after date bearing date 2d of May 1871 bearing interest of ten per cent annum until paid and we are Each of us being desirous to secure and make payment of the above described notes Now if we should pay off said debts at the end of Twelve Months (at which time this trust expires) then this Deed of Conveyance is to be null and void But if we shall fail to pay off then the said Thos W. Neal as truste shall after giving Twenty days notice by printed hand bills at the court house door in the Town of Dyersburg of said County at our Expence shall expose said Lot to Public sale & sell to the highest bidder for cash and appropriate the proceeds first to the expenses and cost of this trust [??] and lastly to the satisfaction of above described debts and all interest there on and lastly pay the ballance to us our order & we do further waive the nessessity of our said trustee giving bond to execute the foregoing trust In testimony whereof we have here unto Subscribed our hands and seals on this 2d day of May 1871

County of Dyer      } Personally appeared before me WM Watkins County Clerk of Said County LP Williamson and JW Ledbetter the above named bargainors with whom I am personally acquainted & who acknowledged the execution of the within instrument for the purposes therein contained and the said named woman also appered before me privately and apart from her said husband acknowledged the execution of the same by her freely voluntary and understandingly without compulsion or constraint from her said husband and for the purposes therein contained Witness my hand at office this 2d Day of May AD 1871
