FT Simmons To} Deed 408 Acres FT Simmons Recd. For registration March 22nd 1871 at 10 O'clock AM Know all men by these presents that I FT Simmons of the County of Dyer State of Tennessee have this day bargained & sold and do hereby convey unto James Smith of the same county and state the following tract of land in District 5 of Dyer County part of Archibald Mumphries Grant beginning at a stake with sumake & two Red ash Pointers the south west corner of land conveyed by CP Clark to me running thence North with my line of the said Clark purchased 320 poles to a stake with Cypress red Elm ash & Sycamore pointers his northeast corner of said tract of land thence west 204 poles to a stake H Clarks northeast Corner thence South 320 poles to CP Clarks old corner on Merchants line Thence East 204 poles to the Beginning Containing 408 Acres more or less to have and to hold the said Land and its appurtenances himself his heirs & assigns forever the foregoing Deed of Conveyance is made for and in consideration of the following payments to wit eight hundred dollars cash in hand paid & property & the said James Smith represents that Robert Z McDonald is indebted to him in the sum of one hundred and twenty five dollars Due the 25 Dec 1870 and that SC Johnson is indebted to him in the sim of Seventy five dollars due 25th of December 1871 & [???] the said procures their notes made payable to me accordingly they are to be taken in two hundred dollars in this trade without any recourse on said Smith for the payment of either of said notes making in all one thousand dollars in consideration of this Deed of Conveyance I the said FT Simmons covenant with the said James Smith that the said tract of Land is not in any incumbered that I am lawfully in possession of the same that Town it in fee simple & that I will forever defend the title of the same as against all persons whomsoever Witness my hand & seal This 22nd March 1871 FT Simmons {Seal} Attest Chas C Mays State of Tennessee} Dyer County } Personally appeared before me WM Watkins Clerk of the County Court of Said County FT Simmons the bargainer to the within named with whom I am personally acquainted & who acknowledged the execution of the same for the purposes therein contained Witness my hand at office this March 22nd 1871.
