Know all men by these presents that we FT Simmons and his wife ME Simmons for and in consideration of the sum of one dollars to us in hand by JR Latta and the other in consideration hereinafter mentioned; have this day bargained sold convey to said JR Latta, the following described tract or parcel of land in the town of Dyersburg with all the improvements thereon erected the land hereby conveyed is described as follows to wit one lot in the eastern part of said town of Dyersburg being a part fo the ground conveyed by R. N. Butterworth to William Turner on the ___ day of _____ 187 _ bounded as follows - Beginning at the S. E. Corner of the lot sold by Said Wm Turner to Jack Connell and near the N. W. Corner of W. M. P. Mitchells lot running Thence N. 4o west with the east boundary of said Jack Connells lot – and this east boundary line of the lot sold by said Turner to WP Lane to a stake in the north line of said lot from Butterworth to Turner One Hundred and Seventy Five feet – Then north 87 ½o East 69 feet the S. E. Corner of Butterworths school house property a stake – Thence south 4o East 164 feet with the West boundary line of C. J. Berry's property to a stake thence 87 1/2o west with the west line of the lot of which this is a part to the beginning sixty nine feet – Also one other lot in Eastern Dyersburg being the same on which Wm Turner once lived bounded as follows to wit – Beginning at the N. W. Corner of Thomas Fraziers lot – and the S. E. Corner of the James Sanders lot running with said Sanders south boundary line North 88 ½o W 11 poles & 17 links to a stake the N. E. corner of the lots sold to C. J. Berry thence with his east boundary S 4 ½o E 21 poles to his S. E. corner Thence 88 ½o E 11 poles 12 links to Thomas Fraziers SW corner with his west boundary line in 4 ½o W 21 poles to the beginning Containing 1 ½ acres including and excluding the lot heretofore sold by Wm Turner to Stevens Bros. To have and to hold the said described property (except the part thereof heretofore conveyed) to the only proper use and behoof of him said Latta his heirs and assigns forever with all the improvements thereon erected.
But this conveyance is for the following uses and Trusts and no other that is to say F. T. Simmons is indebted by note of this date $150—due 12 months from this date with interest from date to Latta & Richardson and we are desireous to secure the payment of the same. Now if we pay or cause said

But if said note remains unpaid after its maturity the we hereby authorize and empower said Latta as our trustees after advertising said property written or printed handbills for at least ten days at the court house in Dyersburg shall sell the said property at the Court house door in Dyersburg to the highest bidder for cash and after paying the cost of this trust apply the same to the paying of said note and the ballence if any to the said M. E. Simmons waives all right-of homestead or dower in said property in the even of sale here under and we also waive the necessity of said Latta giving bond or Taking oath as Trustee witness our hand this 11th day of Sept. 1882.

County of Dyer       } Personally appeared before me Zack Watkins County Court Clerk of Said County FT Simmons and ME Simmons his wife the above named bargainors with whom I am personally acquainted and who acknowledged the execution of the foregoing instrument for the purposes therein contained and the said named woman also appeared before me privately and apart from her said husband acknowledged the execution of the same by her freely voluntarily and understandingly without compulsion or constraint from her said husband and for the purposes therein contained Witness my hand at office this Sept 13th, 1882

NOTE: On the side of page 519, this was written upward on the left side:
"This deed of Trust is satisfied in full ?? debt secured having been paid January 11, 1887 – J. R. Latta"
