This Indenture made this 30th day of September in the year of our Lord one Thousand Eight Hundred and Sixty seven between John E. Roberts of the county of Dyer and State of Tennessee of the one part and F T. Simmons & H. C. Williamson of the county of Dyer and State of Tennessee of the other part Witnesseth That the said Roberts for and in consideration of Eight Hundred Dollars for which said Simmons & Williamson have executed this note the receipt whereof is hereby acknowledged hath given granted bargained aliend, conveyed and confirmed, and by these presents do, give, grant, bargain, sell, alien, convey and confirm unto the said Simmons & Williamson their heirs & assigns forever One Half of a certain Town Lot or parcel of of Land, situated, lying and being in the County of Dyer, State of Tennessee, being the Southern two thirds of Town Lot No 3 in the town of Dyersburg, Containing forty feet front and running back 120 feet to an alley, the same now occupied by Simmons & Williamson as a Grocery Store and the same property Conveyed by H. W. Vaughn to said Roberts about January 1st , 1867 and by said pierce to Roberts. To have and to hold aforesaid Land with all and Singular the rights, profits, emoluments, hereditaments and assurtenances of in and to the same belonging or in anywise assertaining to the only proper use and behoof of them the said Simmons & Williamson their heirs and assigns forever. And the said Roberts for himself, his heirs, executers and administrators doth covenant and agree to and with said Simmons & Williamson their heirs and assigns that he is lawfully seised in fee of the foregranted premises that the same one free from all encumbrances that he has a good right to sell and convey the same to said Simmons & Williamson as aforesaid and that the before granted land and premises he will Warrant and forever defend against the right title interest or claim of all and evry person whomsoever subject however to a lien on the unpaid money. In Witness whereof, the said John E. Roberts has unto set his hand and affixed his seal the day and year above written.
