John A Phillips Deed to 108 Acres To T.A. Chapman & A.B.C. Johnson Recd. October 22, 1869 For and in consideration of twelve hundred and sixty five dollars and eighty five cents cash in hand paid by T. A. Chapman and A.C.B. Johnson and their two notes due respectively one and two years from this day for $1263.83 each, the receipt of all which is here acknowledged. I John A. Phillips of Dyer County, Tennessee have this day bargained and sold and hereby transfer and convey the following tract of land lying in the 12th Civil District of Dyer County, Tennessee. The land whereon I now reside. This was purchased of Henry W. Conner whose deed to me was recorded in Book H pages 526-527 and is bound as follows. Beginning at a Sweetgum with an Ash & pointing 80 poles to an Ash with Ash and Sweetgum pointers thence north of the S.E. Corner of Lot #16 in the direction of the original grant thence East 268 poles to an Ash with Ash and Sweetgum pointers. Thence North 39 poles to a stake. Thence West 130 poles to the Southwest corner of lot no. 9. Thence north 90 poles to an Ash. Thence West 65 poles to a Poplar .Thence South 5 poles to a stake. Thence West 65 poles to a stake. Thence South 58 poles to the beginning containing by estimate one hundred eight and one half Acres more or less. Together with all the improvements, buildings etc.thereunto belonging or in anywise appertaining to have and to hold unto them the said Chapman and A.C.B. Johnson their heirs and assigns forever. And I covenant with the said Chapman and Johnson that I am lawfully ________ of said land and have good right to convey it and that it is unencumbered and that the title thereof I will warrant and forever defend to them and their representatives of assigns against the lawful claims of all persons whatever. A special lien is hereby retained on the land and improvements, buildings to secure the payment of the two notes heretofore mentioned either in my hands or for the benefit of my assigns should I transfer said notes. In testimony thereof I have hereunto set my hand and seal this 22nd day of October, 1869. (All revenue stamps affixed $4.oo) John A Phillips Attest W.C..Doyle State of Tn.
