L. P. Williamson To Deed of Trust F. G. Sampson Rec. March 16 1875 At 5 1/2 O clock PM John T. Boon R.D.C. For the consideration of one Dollar to me paid and the other Considerations herein after Mentioned I Lunsford P. Williamson of Dyer County Tennessee haveb and sold and do hereby transfer Convey and Confirm unto Frank G. Sampson of the Same County the following tract or parcel of land in the 4 Civil District of Dyer County Tenn to wit: part of the land of the late DJ Williamson Decd. Beginning at a Sweet Gum the South West corner of the D. J. Williamson Land the South East Corner of Charles Rudders land running thence East 72 poles to a stake with Sweet Gum maple & small Persimmon Pointers the South West Corner of D. J. Williamson Jr. 35 23/160 Acres Lot No. 1: thence North With his line 54 1/8 poles to a stake his North West Corner & Mary E. Simmons S. W. Corner Thence West 72 poles with Sam P. Williamson South line to a stake With Sycamore & hornbeam pointers thence South With the West boundary of the original Williamson tract 54 1/8 poles to the Beginning Containing Twenty five acres more of less to have and to hold the same with all and singular the tenements hereditorments and appurtenances thereunto belonging or in any wise ascertaining to the only proper use and be hoof of him the said F. G. Sampson his heirs and assigns forever and I Warrant and will forever defend the title of said land & bargained premises unto the F. G. Sampson his heirs and assigns against the lawful Claims and demands of all persons Whatever But this Conveyance is made for the following and no other purpose to wit" I am indebted to Peter E. Wilson by note due this day for $674.oo With interest at 10 per cent per annum from this date and am anxious to make sure the payment of said debt. Now therefore if I pay or cause to be paid said debt with all interest thereon by or before the 1st day of January next then this Conveyance shall be of no effect and Said land shall be reconveyed to me But if I fail to pay the same by that time then the said F. G. Sampson Trustee, (Without giving any bond or filing any affidavit as Trustee) Shall Sell Said land after twenty days notice by Written or printed handbills, or in a newspaper at his option at public auction at the Court house door in Dyersburg for cash in hand and apply the proceeds of said sale forst to the payment of the cost of executing this trust Secondly to the payment of Whatever my by due on Said Note to Wilson and the balance if any to me or my order and I expressly waive the right to redeem Said land March 16 1875.
