For the consideration of one dollar to me in hand paid & the other considerations herein after mentioned I DJ Williamson of Dyer County Tennessee have bargained & sold and do hereby convey and confirm unto Alfred Stevens the following tract or parcel of land situated in the 4th Civil District of Dyer County Tennessee part of the land of my late father DJ Williamson Beginning at a stake the Southeast corner of the original Williamson tract the Northeast corner of FNW Bentons tract on the west boundary of BM McCullocks 800 acres running thence north 54 1/8 poles to a stake with mulberry & ash and Persimmon pointers thence west 116 1/6 poles to a stake the northeast corner of LP Williamsons 25 acres thence south with his line 54 1/8 poles to a stake with sweet gum and maple and small persimmon pointers his southeast corner thence East 116 1/6 poles to the Beginning Containing 35 23/160 acres more or less To have and to hold the same with all and singular the tenements hereditaments and appertenances of in and to the same belonging or in anywise ascertaining to the only proper use and be hoof of him the said Alfred Stevens his heirs and assigns forever And I covenant and bind myself my heirs and representatives to warrant and forever defend the title of the above Described Land and bargained premise against the lawful claims of all persons except my mothers right of Dower But the conveyance is made in trust for the following an do other purpose this is to say I am indebted to Stevens & Brothers in the sum of $135.00 evidenced by Judgement this day ordered by FG Sampson JP for Dyer County for Lumber used on my said land, And to Thos H Earle in the sum of about $130.00 evidenced by account for building a house on said land and I desire to secure the payment of said debts Now Therefore if I pay both said debts with all interest and costs by or before 25th day of December next then this conveyance shall be Void But if I fail to pay the sum by that time then the said Alfred Stevens trustee after giving Ten Days notice by written or printed hand bills shall (without giving any bond or filing affidavit) sell said tract of Land or such Portion of it as well designate for cash at public auction & apply the proceed of said sale first to paying the expense of making and excepting this trust secondly to the payment to Stevens Brothers and Thirdly to the payment of said debts to said Earle and the balance if any pay to me or my order Witness my hand and this 22d January 1872.             D. Williamson the above named bargainor with whom I am personally acquainted and who acknowledged the execution of the above instrument for the purposes therein contained witness my hand at office this Jany 22d 1872.
