Rec'd March 6th 1893 at 11 ½ o'clock A. M. For and in consideration of the sum of sixty dollars cash in hand to us paid the receipt whereof is hereby acknowledged and the other considerations herein recited We A. K. EDWARS and A. T. EDWARDS his wife have thus bargained and sold and do hereby bargain sell transfer and convey and confirm unto L. L. BINKLEY the following described tract of parcel of land . . . lying and being in the 10th civil district of Dyer County Tennessee and bounded as follows, to wit: Beginning 57 poles East of the North West corner of the land conveyed by D. T. DOYLE to H. C. TWILLA it being the North East corner of W. B. TWILLA;s 20 acre tract of land bought of H. C. TWILLA, thence East 95 poles to the North East corner (it being the North West corner of the Joshua WEAKLY 134 acre tract of land) thence South with the said WEAKLY's boundary line 106 poles to a stake in said line-thence West 30 poles to a stake, thence North 14 ½ poles to a stake-thence West parallel with the South boundary line of said TWILLA tract 122 poles to a stake in the West boundary line of Thomas MARSHALL's 640 acre tract of which this is a part-thence North 34 ½ poles to the South West corner of said W. B. TWILLA's 20 acre tract on said line-thence East 57 poles to said W. B. TWILLA's South East corner-thence North 57 poles to the beginning-containing by estimation 69 and ¾ acres more or less-To have and to hold the same unto him the said L. L. BINKLEY his heirs and assigns forever And we covenant and agree to and with the said L. L. BINKLEY that we are lawfully seized of said land have a good right to sell and convey the same and that the same is unencumbered except as follows, to wit: We owe two notes balance of purchase money on the land herein conveyed for $133 1/3 each, one due in December 1892 and the other on December 1893 which said two bear 3 percent interest and which said notes the said L. L. BINKLEY assumes and agrees to pay & c. and we further agree and bind ourselves to warrant and forever defend the title to said unto him the said BINKLEY his heirs and assigns forever against the lawful claims of all persons whomsoever.
