Warranty Deed Rec'd Dec 18, 1893 at 1 1/3 o'clock P.M. by J. T. BOON Know all men that for and in consideration of two dollars and fifty cents ($2.50) to me in hand paid, the receipt of which is hereby acknowledged, and a further consideration of the surrender of the note given them by A. K. EDWARDS dated Dec. 29th 1890 for balance of purchase money I, L. L. BINKLEY of Dunklin Co., Mo. Have this day bargained and sold, and do by these presents bargain, sell and convey, and do acquit and release unto A. M. STEVENS Lumber Co. a firm composed of G. E. SCOTT, J. M. BRACKIN, E. M. KING and Frank SUMMERS all of Dyer County Tenn. All of that piece and parcel of land known as the TWILLA place lying in the 10th civil district of Dyer County, Tenn. It being the land conveyed to said A. M. STEVENS Lumber Co., to A. K. EDWARDS Dec. 29th 1890 and A. K. EDWARDS and wife to me Oct. 19th 1892.
--Beginning 57 poles East of the North West corner of the land conveyed by
D. T. DOYLE to H. C. TWILLA it being the North East corner of W. B. TWILLA;s
20 acre tract of land bought of H. C. TWILLA, thence East 95 poles to the
North East corner (it being the North West corner of the Joshua WEAKLY 134
acre tract of land) thence South with the said WEAKLY's boundary line 100
poles to a stake in said line-thence West 30 poles to a stake, thence North
14 ½ poles to a stake-thence West parallel with the South boundary line
TWILLA tract 122 poles to a stake in the West boundary line of Thomas
MARSHALL's 640 acre tract of which this is a part-thence North 34 ½ poles to
the South West corner of said W. B. TWILLA's 20 acre tract on said
line-thence East 57 poles to said W. B. TWILLA's South East corner-thence
North 57 poles to the beginning-containing by estimation 69 and ¾ acres.
-To have and to hold the said land to the said A. M STEVENS Lumber Co. their
heirs and assigns forever. And I covenant with the said A. M. STEVENS
Lumber Co., that I am lawfully seized of said land and have a good right to
convey the same, and that it is unencumbered except the aforesaid note to be
surrendered on the receipt of this deed. And I further covenant that I
warrant and will forever defend the title to said land against the lawful
claims of all persons whomsoever. In witness thereof I the said L. L.
BINKLEY and T. J. BINKLEY wife of said grantor in token of her release of
all right and title of or to dower in the granted premises, and all my
right, interest and claim or estate in the said premises, under the
homestead laws of the State of Tennessee, or any other statuary provisions
thereof have here unto set our hands this 14th day of December in the year
of our Lord eighteen hundred and ninety-three. Interlineations and erasures
made before signing. I witness whereof the said part has hereunto set their
hand and Seal the day and year first above within signed Sealed and
delivered in the presents of
